Most delays at the Sub-Registrar office trace back to a document that doesn't match, is outdated, or is simply missing on the day of the appointment. The core document set
At minimum, expect to need identity and address proof for buyer, seller and witnesses (Aadhaar and PAN), the existing title chain (the prior deed the seller relied on), Index-II and the property card or 7-12 extract where applicable, the latest property tax receipt, and passport-size photographs of all parties. Commercial or agricultural-origin properties often carry additional requirements, such as an NA order.
The step most people miss
Buyers frequently assume that having the seller's documents is enough. In practice, the chain of title, whether the property passed cleanly through prior sales, inheritance, or partition, matters just as much, because a defect several transactions back can still surface at registration.
